    بسم الله الرحمن الرحيم سألنى احد الاعضاء عن عقد ايجار بالغه الانجلزيه
    طبقا لنص القانون 4 لسنه 1996

    Lease contract for unfurnished flat as per law no. 4 for the year 1996

    This contract is made between the following two parties :

    (second party -lessee)


    the two parties hereby agree to the following conditions:

    1- The first party has let to the second party who has accepted by this lease the flat No …… Bldg. No……..

    In………………………………………

    2- The duration of the said lease is (……….years) beginning on / /

    & ending on / /

    3- The two parties have agreed to fix the monthly rental of the leased flat at (….) only…………………………………… paid every ………months in advance. The two parties agree on increasing the rent value by …….. percent every year.

    4- LESSEE hereby declares not to sublet or assign the leased premises to a third, party for any reason whatsoever. He also declares that the leased premises shall be exclusively for Apartment use He is not entitled to assign it to a third party of allow others to share it to a third party of allow others to share it with him.





    5- LESSEE hereby declares he has taken over the leased flat free of any damage of defect. He undertakes to safe keep it and deliver same intact at the end of the lease period. LESSEE shall not be authorized to make any change, pain premises front, remove walls, open or obstruct windows, install air-conditioning units of make and other changes except after obtaining the LESSOR`S written consent. LESSEE undertakes to deliver the leased flat in a good condition at the end of the period.



    6- Should LESSEE wish to leave the leased premises prior to end of the contract period provided he gives notice to that effect to the LESSOR 3 (thee) month in advance by a registered letter.

    And the deposit will not refunded at the first year .

    7- LESSEE has settled the amount of (………)only…………………………

    as a deposit to be refunded to him at the end of the contract period. He shall not be entitled to claim calculation of this amount in the rental value.



    8- LESSEE shall settle value of electricity, telephone - No. ……………..



    9- LESSOR agree to be responsible for

    Any defects in the building caused by structural deficiency or subsidence of foundation and shall undertake the responsibility of restoring the building to a habitable condition. If the LESSOR fails to fulfill this obligation, then LESSEE shall revoke this contract and be entitled to a full refund of the deposit paid and any unexpired lease rentals paid in advance.







    10 - LESSEE has taken the leased flat as his elected residence for his use and any advice or notice delivered to him at this address shall be considered valid and legal.



    11 -Any violation to the provisions to this contract shall automatically entail its annulment without need to any advice, notice or court ruling, the two parties have agreed that Cairo primary and summary courts shall have the jurisdiction to examine any dispute which may arise in elation to the execution of this contract, in accordance with the provisions 0f the Egyptian laws regulating LESSOR LESSEE relations.
